Complete roof renewal

What is involved in re-roofing a residential property

A genuine re-roof is a complete renewal, not a new covering laid over an unresolved roof. The existing materials are removed, the exposed roof is checked and the weatherproof roof build-up is installed again to an agreed specification.

A complete residential re-roof

Strip back, inspect and rebuild the roof properly

Re-roofing a home means taking the existing roof back to the appropriate structural base and rebuilding the weatherproof layers. On a typical pitched roof, that usually means removing the old tiles or slates, battens and underlay so the rafters, boards and critical junctions can be seen. Flat and low-pitched areas have a different build-up, but the principle is the same: remove the failed system, understand the surface beneath it and install the replacement as a complete roof.

This is different from replacing a few damaged coverings or applying another patch. It is considered when failure is widespread, repeated repairs no longer offer sensible value, the supporting layers are ageing or a wider renovation makes complete renewal the practical route.

The survey and written quotation should describe the areas included, what is expected to be removed, the proposed new coverings and the important associated details. That gives the homeowner a clearer basis for comparing the scope rather than comparing only a headline price.

The re-roofing process

From the first survey to a weatherproof handover

Every property is different, but a well-defined residential re-roof follows a clear sequence and keeps the homeowner informed when the exposed roof reveals something that could not be confirmed in advance.

  1. Survey and define the scope
The roof shape, coverings, visible condition, chimneys, valleys, rooflights, leadwork, drainage, access and internal signs of water ingress are reviewed. The findings support the proposed extent of renewal.
  2. Plan access and protection
Scaffolding, material movement, skips or waste collection, protection of paths and gardens, and temporary weather protection are considered before strip-off begins.
  3. Remove the existing roof
Old tiles or slates, battens, underlay and other agreed layers are carefully stripped. Failed flat-roof membranes or deck materials are removed where they form part of the confirmed scope.
  4. Inspect what has been exposed
Rafters, roof boards or deck, wall plates and junctions can be checked more fully once visible. Any hidden decay, movement or unsuitable previous work is recorded and explained before additional repairs are agreed.
  5. Prepare and rebuild the roof
Agreed timber or deck repairs are completed, followed by the specified underlay or membrane, ventilation provisions, battens where required, tiles, slates or waterproof covering and the correct fixings.
  6. Renew the important details
Ridges, hips, valleys, verges, eaves, abutments, chimneys, leadwork, rooflights, outlets and rainwater details are completed as parts of the whole roof rather than left as isolated weak points.
  7. Clear the property and hand over
Old materials and installation waste are removed, the working areas are left tidy and the homeowner receives the relevant completion and guarantee or warranty information for the confirmed system.

Removing the old roof

Old coverings and roofing waste are taken away

A complete re-roof creates a substantial volume of old material. The scope should allow for taking down the existing roof coverings and removing the resulting tiles, slates, felt, battens, packaging and installation waste from the property.

Removal does not mean that every structural timber is automatically replaced. Sound rafters or decking may remain where they are suitable for the new specification. Defective timber, unsuitable deck areas or hidden problems are dealt with according to the survey, the confirmed allowance and anything discovered after strip-off.

Some natural slate, clay tiles or other materials may be suitable for careful salvage, but reuse should never be assumed. Their condition, compatibility and the intended finish need to be assessed. The written quotation should state whether materials are being discarded, retained for the homeowner or incorporated into the new work.

Planning around an occupied home

Access, weather and communication matter as much as the covering

Most homeowners remain in the property during a re-roof, so the practical plan matters. Scaffolding and deliveries affect access, while strip-off can create noise, vibration and temporary disruption. Vehicles, garden furniture and delicate items may need to be moved away from working areas before the project begins.

Weather protection is central to the sequence. The contractor should plan manageable working areas, monitor conditions and keep protective materials available. The exact approach depends on the roof shape and scale, but the objective is to avoid exposing more of the property than can be controlled safely within the planned work.

The programme can change if hidden defects are found or unsuitable weather interrupts the sequence. Clear communication is important: the homeowner should know what has been completed, what will happen next and whether any discovery changes the agreed scope or price.

What a clear quotation should cover

  • The roof areas and coverings included
  • Scaffolding, access and protection assumptions
  • Strip-off and removal of old materials
  • The proposed roof build-up and finishing details
  • Allowances for known repairs and how hidden defects are handled
  • Insulation and ventilation work where specified
  • Waste removal, completion information and applicable guarantee terms

Repair or complete renewal

Use the condition of the whole roof to make the decision

A local repair can be the right response when the surrounding roof remains serviceable and the cause is confined to one detail or area. Complete re-roofing becomes more relevant when deterioration is widespread, the underlay and battens are failing, several areas leak or repeated patching is preserving a roof that is no longer dependable.

HAC Roofing begins with the property and roof condition rather than assuming every problem needs full replacement. If a re-roof is recommended, the written scope can connect the reason for renewal with the proposed build-up, access arrangements and finishing details.

Questions answered

Before arranging a residential re-roof

What does a complete residential re-roof include?

The existing roof coverings are removed and the roof is stripped back to the appropriate structural base. The exposed roof is inspected, agreed repairs are made and the new weatherproofing layers, battens where required, coverings and finishing details are installed to the confirmed specification.

Do you remove the old tiles, slates and roofing waste?

Yes. The planned work includes taking down the old roof coverings and removing the resulting roofing waste from the property. The quotation should explain how waste will be handled and whether any suitable materials are intended for careful salvage or reuse.

What happens if damaged timber is found after the roof is stripped?

Hidden timber or deck defects cannot always be confirmed before strip-off. HAC Roofing will identify what has been exposed, explain the additional work required and agree any change to the scope before proceeding beyond the agreed allowance.

How is the house protected while the roof is open?

Access, sequencing and temporary weather protection are planned before strip-off. Only manageable areas should be opened in line with the weather and the agreed working method, with protection maintained as the new roof build-up progresses.

Can insulation and ventilation be considered during re-roofing?

Yes. A complete roof renewal is an appropriate time to consider the existing insulation and ventilation arrangement. Any changes should suit the property, roof construction and confirmed specification rather than being assumed from the visible covering alone.

How long does a residential re-roof take?

The programme depends on roof size and shape, access, scaffolding, materials, weather, structural repairs and the number of details such as chimneys, valleys, dormers and rooflights. The expected sequence should be discussed for the individual property before work starts.
